How individual leases work near FSU, what your installment covers, when payments are due, and what to know about guarantors and renters insurance.
Leasing your first apartment near Florida State comes with a lot of new terms. Here's how it works at The Renegade, in plain English.
What is an individual lease?
Each resident signs for their own bedroom and their share of the common areas. If a roommate doesn't return for the spring, you are not responsible for their payment.
What's included in the installment?
The Renegade is all-inclusive. Your installment covers every utility except electricity, which is split automatically among roommates, and water up to a $10 monthly cap. It also includes:
- The designer furniture package, including a 55-inch TV
- A full-size washer and dryer in every home
- Ultra high-speed internet and cable
- Every amenity, from the rooftop pool to the 24-hour fitness center
When are installments due?
You can pay the lease in one installment (due August 1), two (August 1 and January 1) or twelve (August 1, then the 1st of the next eleven months). These are installments on an academic-year lease, not monthly rent. Pay online through the resident portal, or by check or money order.
Do I need a guarantor?
Most student residents lease with a parent or guardian as guarantor, completed online as part of the application. International students can use a guarantor service or an alternative deposit in place of a U.S. guarantor. Parents can read more on our parents page.
Is renters insurance required?
Plan on it. Before move-in you'll need renters insurance with at least $100,000 in liability coverage and The Renegade listed as an interested party. If proof of coverage isn't uploaded before move-in, you're enrolled in the $15/month liability program plus $8 content protection automatically. The move-in page has the full checklist.
What if my plans change?
The lease is binding for the full term, but the re-let program lets you transfer your lease to another qualified resident. Call the leasing office and we'll walk you through it.
