What does it mean to have an individual lease?
Each resident signs for their own bedroom and their share of the common areas. If a roommate doesn't return for the spring, you are not responsible for their payment.
What is included in the installment?
Renegade is all-inclusive: your installment covers every utility except electricity, which is split automatically among roommates, and water up to a $10 monthly cap. It also includes the designer furniture package, the washer and dryer, ultra high-speed internet and cable, and every amenity.
When is my installment due, and how do I pay?
You can pay the lease in one installment (due August 1), two (August 1 and January 1) or twelve (August 1, then the 1st of the next eleven months). These are installments on an academic-year lease, not monthly rent. Pay online through the resident portal, or by check or money order.
Do you have roommate matching?
Yes. If you don't already have roommates, a personality-based questionnaire in your application matches you with residents who live the way you do. Sign with friends and we group you together.
Can I have my own place?
Yes. Private studios and one-bedrooms give you your own kitchen, bathroom and front door, fully furnished, with the same amenities as the larger homes.
What furniture is provided?
The living area comes with a couch, chair, coffee table, media console, 55-inch TV, barstools and a full-size washer and dryer. Every bedroom has a full-size bed, dresser, nightstand, desk and chair. Bring full-size bedding, toiletries, dishes and cookware, and whatever makes the room yours.
Do I need a guarantor?
Most student residents lease with a parent or guardian as guarantor, completed online as part of the application. Ask the leasing team about the options if a guarantor isn't available.
What if I need to break my lease or don't return for the spring?
The lease is binding for the full term, but our re-let program lets you transfer your lease to another qualified resident. Call the leasing office and we'll walk you through it.
Do you allow pets?
Yes, Renegade is pet-friendly. Call the office for fees and restrictions before you sign.
Is renters insurance required?
Renegade's insurance does not cover your personal belongings, so we recommend renters insurance; it's inexpensive and covers your things if something happens. Ask the team about the current requirements.
What if I need maintenance?
Submit a request through the resident portal any time. Emergency maintenance is available 24/7; for an emergency, call the front office immediately.
How do I get mail and packages?
Mail goes to your apartment's mailbox on the property. Packages go to the package concierge system, so you can pick them up day or night.
Is there parking?
Yes, on site, by permit. Parking is limited, so ask about availability and pricing for the year when you sign.
When do I move in?
Fall leases begin in August, before the semester starts. Your move-in date and time slot are in your lease and confirmed by email.
What kinds of events happen here?
Monthly resident events: rooftop Sunset Sessions, game-day socials, study-week late hours with coffee, and the occasional karaoke night. The calendar lives on @therenegadetally.
How do I renew?
Current residents can renew their own bedroom, transfer to a different plan, or return after a year away. Renewal windows open each fall; the office has the current terms.
I'm an international student. Can I lease without a U.S. guarantor?
Yes. International students lease with us every year. Options include a guarantor service or an alternative deposit in place of a U.S. guarantor; the leasing team walks you through it before you sign, and the whole process, tour included, can be done from abroad.
How does roommate matching actually work?
The application asks about your schedule, cleanliness, guests, noise and how you like to spend a Friday. We match you with residents who answered the same way, and you can meet before move-in at our matching nights with @fsu2031meet. Already have people? Add them and we group you together.
I go to TSC (Tallahassee State College), not FSU. Can I live here?
Yes. The Renegade is open to students at any school, and to non-students. TSC's main campus is about ten minutes by car or a StarMetro ride, and FSU's campus and CollegeTown are a four-minute walk.
Can I visit before I sign?
Any day. Tour in person from the leasing lounge at 501 Chapel Drive, or by video if you're out of town. Parents are welcome on every tour.
What if I get an internship or study abroad for a semester?
Your lease runs the full term, but the re-let program lets you transfer it to another qualified student, and the leasing team helps you find one. Ask before you sign about what's involved.
Can I move in early?
Early move-in is available for some programs and dates, subject to availability and an early move-in fee. Ask the office as soon as you know your date.
Do you offer semester or short-term leases?
Our standard lease is the academic year, August to July. A limited number of spring-start and re-let spots come up each year; join the waitlist and we'll text you when one opens.
Is The Renegade safe?
We're here to help you feel comfortable at home with controlled-access entries and elevators, a team on site, 24-hour emergency maintenance, package lockers, and roaming security patrols during select times. While we take steps to support a safe community, no property can guarantee personal safety. If you ever feel unsafe or have an emergency, call 911. Guests are welcome; residents are responsible for them.
